We are open to exploring projects of any kind, regardless of their scale or level of intricacy. Feel free to reach out to us to have a conversation about your project.
The fees we charge are based on the size, complexity, and scope of work of the project. Usually, our fees fall within the range of 8-14% of the construction cost.
When it comes to new builds, we typically recommend a starting budget of approximately £3,500/m2, although this can vary depending on the project's specific requirements and site conditions. We advise clients to factor in a project contingency of around 10% of the construction cost and to allow for fit-out, furniture, and landscaping costs. We always strive to maintain high build quality and specification where achievable but the size of the build is a crucial factor in determining overall costs.
The timeline for a project depends on various factors such as the project type, location, requirements, and level of intricacy. We initiate a project by understanding your time constraints and tailor a project schedule to meet your objectives as closely as possible. Typically, we allocate about 3-6 months to develop a design that is suitable for planning submission. The technical stages of the project require a considerable amount of time and effort, and it usually takes at least 12-14 weeks to deliver a comprehensive and coordinated set of information. For larger and more complex projects that involve multiple specialised consultants, the process may take longer still. Depending on the project's size, the construction phase can range from 9 to 24 months.
The initial obvious answer is to select an architect whose work you are interested in. We as a practice aim to deliver contemporary, sustainable architecture and it’s great when you share our passion for this. The next most influential aspect is ensuring you have a good rapport with your chosen architect. From inception to completion can take many months and it is important to foster a good, collaborative relationship early on. We always start a project with a site visit or initial meeting, this provides an early opportunity to meet to discuss your project and aspirations.
